Case Study

Sumou Towers — Partition Systems

Jeddah, KSA

Project Overview

Contractor: Buna Al Khaleej Contracting Co.
Consultant: EHAF Consulting Engineers
Mada Team: Projects Team – Western Region

The Challenge

Due to the project’s coastal location, some partition materials were exposed to high humidity before enclosure, raising concerns about corrosion, durability, and the potential impact on quality and schedule.

Our Solution

Mada addressed the issue through technical guidance and system enhancement:

  • Advised against leaving partition systems exposed without gypsum board closure
  • Upgraded galvanization to improve corrosion resistance
  • Replaced affected materials to eliminate risk
  • Provided continuous site visits, monitoring, and technical reports

The result was a fully fire-rated partition system with double gypsum boards on both sides, supplied and installed with enhanced corrosion protection.

The Outcome

Through proactive intervention and close coordination, Mada prevented recurrence, protected system performance, and maintained project momentum without compromise. Approximately 130,000 m² of gypsum partition systems were supplied.

Why It Matters

For Buna Al Khaleej and EHAF, this meant a coastal humidity issue was caught and corrected before it became a corrosion problem sealed inside finished walls — protecting the client’s budget, schedule, and the fire-rated performance of the 130,000 m² of partitions they were relying on.
